Finding a Rental Property

All tenancies are for a minimum of 6 months and can be renewed if everyone’s happy.
Rent
Rents are quoted per calendar month and paid in advance.
You’ll also be responsible for: Council Tax, Water Rates, Gas, Electricity, TV Licence, and Telephone costs. All rents are payable by bank standing order to our company bank account.
Viewings
Viewings will be arranged at times to suit you, including evenings and weekends. One of our team will attend with you to provide advice and answer any questions you may have.
References
As a minimum we will require satisfactory references from your employer (or college), or proof of Housing Benefit eligibility, previous and current landlord references, and a credit reference report. Other or different forms of referencing may be accepted. We may also require a personal reference, and sometimes a guarantor.
We use the services of an independent referencing company to obtain and evaluate these references. Please contact us with any concerns relating to references, we are here to help.
Deposit
A security deposit equal to a minimum of one month’s rent will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations. We shall provide you with details about which scheme will be used when appropriate. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your Tenancy Agreement.
Please note that under no circumstances can the deposit be used by the tenant to cover rent. Details on the payment of the Tenancy Deposit can be discussed prior to the commencement of the tenancy. Please ask if you have any concerns.
